[R4], they bought their brand new house on Saratoga Trail in Frederick for 399k in 2013. It’s assessed at $484k now. Frederick/Firestone is a newer community, and has grown because it offers cheaper housing within commuting distance of expensive Denver. It’s also grown because of increased oil and gas activity in Weld County and is an easy commute to well sites and their ancillary industries.

It’ll be interesting to see how they even got a 3k/mo mortgage. They could’ve sold the Frederick place in 2015 as it had already grown significantly in value, then downsized or rented and avoided BK by using the proceeds to pay their debts. Some things need to be cleared up.

1. The foreclosure happened in Colorado in 2015 after they bought their current house. It did not involve Shanann's house that she sold quickly in NC along with the furniture. It is not uncommon for people to leave their old furniture behind when moving cross-country. The cost of the move is based on weight. For most items, it's cheaper to buy new furniture than have a moving company haul your old stuff. You have to factor in the cost of packing supplies, tape, boxes, etc. Only Shanann's name was on the deed to the NC house. She was married before, so it's likely she got the house in the divorce. Her friend and her firend's husband had moved to CO and said that CW would be able to get a good job there. SW and CW were already in CO when SW sold her house in NC. That's the reason she was in a hurry to sell.

2. I have not read any post on WS that says that SW was a stripper. People were jumping to the conclusion that she was a dancer based on one photo posted on her IG that was an ad for a dance club in Gaston, NC. A WS poster later explained that SW was merely tagged in the photo along with some other women. According to this poster, it is a common thing that club promoters do, making it seem like they have loyal customers. It does not mean that she was a stripper. It could mean that she only went to the club for an event.

3. SW and CW had discussed separation. SW was planning to move back to NC.

4. They hadn't paid the HOA $1500 because they didn't have it. They were once again, living beyond their means even after the bankruptcy wiped out a lot of their debt.

It could be that the Watts thought they were protected against foreclosure not only from the bank but also from the HOA. HOA doesn't necessarily mean that it's a gated community. It only means a housing development where you are bound by covenants/rules that can include rules about your yard, whether you can have a fence, the color you can paint your house, etc. I think you also have to pay maintenance for common areas like pools or landscaping, clubhouses, etc.

In the 2015 bankruptcy, they told the court that their monthly costs where mainly $3,000 mortgage, his new truck $600/month and her Lexus $600/month (even though Thrive was giving her a $800 car allowance IF she made her target).

IF some cities or states, a HOA can only put a lien against your home for fees you owe. They would collect only when you sold the home.

It appears that in CO, HOA can force a foreclosure for unpaid fees.

There isn't much hope. MLM reps have to deal with competition from other reps and more people seem to be figuring out that Thrive, ViSalus, and other MLM "health" or "supplement" products are crap.

Shanann worked in HR for a children's hospital. She would better off staying there. I suspect that her lupus diagnosis and having kids made her the perfect target to be recruited into an MLM. MLMs use the whole "you can be home with your kids and work" spiel. MLMs target people with disabilities or certain health problems who may have a hard time working outside the home.

I'm still foggy on the timeline, but if he killed the kids while his wife was away, and she wasn't able to talk to them, she might have voiced concerns to her friend that something was amiss. What mother doesn't talk to her kids when she's away? Were the kids dead by then? In the written charges that were posted, it says: "On or about August 13, 2018, Christopher Lee Watts with the intent to terminate unlawfully the pregnancy of a woman, namely: Shanann Watts, feloniously and unlawfully terminated the pregnancy of the woman. That makes it sound like he did something to try to kill the baby first (punch her in the stomach, stab her in the stomach, etc.) and she died as a result. In the press conference, the DA worded it differently. It sounded like CW killed SW and the result was Niko was murdered.
