Almost shockingly, it's ... entirely tasteful. AND on one of NYC's best blocks, at least if you're into vintage townhouses.
Oh, right, it's DL so I have to be somewhat cunty: subway tile is tired, books matched on shelves by color is tired and "MARY!", and the upstairs bathroom add-on – in what looks like a greenhouse – is ridiculous. (And the last place you'd want to shower unless you're an exhibitionist.) And a three-foot-nine-inch-deep closet is not "walk-in" FFS.
Its listing history is curious. You'd need to look at its Redfin listing, but in its sale history the place was last listed in 2016 – for $100K *more* than Rannells is asking. (Is the NYC market still troubled? I thought it picked up after Covid?)

I looked it up and he and Tuc have been together at least six years, so I guess it was finally time to let this go.

Tasteful enough in the way of a man smart enough to know that he has no taste but not brave enough to suffer any designer flourishes.
It's terribly dull. Low ceilings, small rooms, mean little windows, a stairway squeezed in between walls. There's not much architecture to the place with one exception: the rather fantastic skylight in one bathroom. And the furnishings are boring and of mediocre quality.
It's not a bad plan given the three levels. With some design and color and good art and furniture it could be pleasant.

To be fair, the books arranged by color likely was done by the real estate firm that staged this. I kept seeing this look at staged condos and houses when I last bought a place, and it always made me laugh--it's what shallow decorators do (no real reader arranges his books that way).

R4, Chelsea has a whole slew of public housing projects. No, they're not like Stuy Town, but the bougiest part of West Chelsea is near the Fulton Houses along Ninth Ave., and Rannells' townhouse is still a block removed from the one to his north.
Also, have you somehow missed that the entire block west of Lincoln Center has always had them?
R9, I wouldn't assume this place was staged – or at least *fully* staged like you're suggesting, with stager-supplied knick-knacks – given that Rannells clearly hired an interior designer for it. ALL of the cabinetry in there is custom, and very well done at that. While yes, obviously the fur throw on the sofa is staged – unless Andrew is even gayer than I thought, which doesn't seem possible – that doesn't mean the rest is. Considering the den has a whole shitload of personal photos & whatnot, I'm assuming he did the matchy-matchy shit himself. (It's really not that unusual.)
Also, no stager would ever use a *real* TV for wall-mounting purposes, especially one with a dangling (and tacky) power cord. It'd be fake or hidden behind a "discreet" cabinet of some sort. Or use a main bedroom bed that hideous.

Not a great place for entertaining. Have to go to the third floor master bedroom to get to the terrace. Kitchen right there in seating area.
Terrace is lovely though. very nice views.
Kitchen seems far too small. Not enough cabinet space.
The study/entertainment room seems nice though.

For 750,000 less, 800 more in monthly fees, I would take this co-op in Lenox Hill which is roughly 2000sf vs OP's co-op at about 1200sf.
It has only one bathroom and no outdoor space, but I prefer everything about this apartment.

The market in NYC was almost flat over the course of a 10 year period to 2024. Covid decimated it - and it bounced back. But you would have made more money in that 10 year period in many other places - including LA. I was surprised even living here. But like the stock market post-2008, it can take a while to recover to full price after a severe downturn.

I always thought the line in Santa Baby where Eartha asks for a duplex meant she wanted an income property with two living units. While it made some sense since the song is about a greedy bitch, it also didn't fully connect since she didn't seem like the landlord type (not glamorous enough). Only recently learned that in NY this just means a unit with 2 floors, which is probably what the song writers meant. Any consensus on this?

Duplex and triplex can refer to a two- or three-level apartment unit, or less often to a building of two or three units (apartments), stacked or sometimes otherwise. There's some regional Tomfoolery beyond that, but a duplex (or triplex) apartment is one with two levels (or three) is most civilized parts.
