Ok, 18 bedrooms sounds hotel-sized to me but the big factor is it’s 74 acres. The private lake is PRIVATE and apparently you can walk to downtown Aspen from there (1 mile).

R7 yes 18 bedrooms does but I was going by the pictures. The pictures just make it look like a very big house. They need better ones.

There are points at which large homes on large parcels become corporate retreats.

I’m a sucker for an Aspen grove and pond, but that’s all I like.

Aspen - and the surrounding area - is ridiculously overpriced. Even homes in the downmarket towns north of Aspen are $2MM for a shack. Inaccessible easily without a private plane. It really exists as an absurdist concentration of wealth so that the 0.1% can be among the 0.1% and impress each other. While the area around there is beautiful - for me only in the summer - there are equally beautiful places without the hyper capitalist insanity.
