Six Philadelphia Center City office buildings being converted into apartments

Includes the Bellevue which is kinda cheating since it was a hotel. But the main factors are small footplate and Philly’s flexible zoning laws. When completed they will add over 1000 apartments to downtown Philadelphia.

The city does need it, r6. Apartments are running close to capacity in the area. There’s been an influx of younger people coming in for years.

Obviously, they're looking to drive subscribers away and/or go out of business.

Nothing regarding affordable housing though. So many abandoned homes in the city that have potential for affordable housing but they’re either bulldozed and/or turned into overpriced condos or apartments.

It will be interesting to see how this plays out.

We have a ton of empty office buildings in Boston that could be converted to housing.

The cost factor is the current excuse but I think that affordable housing in vacant office towers seems reasonable.

Three Parkway at 1601 Cherry St.

Public Ledger Bldg at 101 S. Sixth St.

Bellevue on S. Broadway

2100 Arch St

400 Market St.

Some are under construction, some are half completed and people already moving in, a couple not yet begun. No info re size/rent.

The buildings being converted are:

1701 Market St. 3 Parkway Public Ledger Building The Bellevue, South Broad and Walnut (the office portion is being converted to apartments) 2100 Arch St. 400 Market St.

Just yesterday, part of the old Hahnemann Hospital complex was sold to a developer for conversion to apartments/hotel.

No word on the huge, vacant Wanamaker building and the largely vacant Center Square East and West buildings.

Face it, KofP Mall is the retail headquarters of Metro Philly now, not Center City.

This has been happening since well before COVID. Offices began shifting to telework in the 2010s and before/ The commercial office market began cratering in the suburbs during that period because most of those buildings can't easily be converted into anything else. The urban office market also has been in decline, although because older buildings in downtowns often can be converted to housing, the situation isn't as bad. These conversions have been happening in quite a few cities.
