Includes the Bellevue which is kinda cheating since it was a hotel. But the main factors are small footplate and Philly’s flexible zoning laws. When completed they will add over 1000 apartments to downtown Philadelphia.
Six Philadelphia Center City office buildings being converted into apartments

Likely not, likely more $3000 studios that the city really doesn’t need.
by Anonymous | reply 6 | May 9, 2025 12:17 PM |
I would still rather be in Deplorable Haven. FL than [italic]ever[/italic] live in Philly.
Philly is a hole.
by Anonymous | reply 7 | May 9, 2025 12:21 PM |
The city does need it, r6. Apartments are running close to capacity in the area. There’s been an influx of younger people coming in for years.

Fuck the Philadelphia Inquirer. I just got a notice on Tuesday saying the cost of an e-subscription will rise from $165/year currently to $285/year.
Obviously, they're looking to drive subscribers away and/or go out of business.
by Anonymous | reply 9 | May 9, 2025 12:28 PM |
Those office buildings should be filled with workers!
by Anonymous | reply 10 | May 9, 2025 12:35 PM |
R10 many of the workers are for the most part home working now
by Anonymous | reply 11 | May 9, 2025 12:43 PM |
Nothing regarding affordable housing though. So many abandoned homes in the city that have potential for affordable housing but they’re either bulldozed and/or turned into overpriced condos or apartments.
by Anonymous | reply 12 | May 9, 2025 12:46 PM |
More cities should be doing this.
by Anonymous | reply 13 | May 9, 2025 12:46 PM |
r7, happy not to encounter you then, bitch
by Anonymous | reply 14 | May 9, 2025 1:12 PM |
It will be interesting to see how this plays out.
We have a ton of empty office buildings in Boston that could be converted to housing.
The cost factor is the current excuse but I think that affordable housing in vacant office towers seems reasonable.
by Anonymous | reply 15 | May 9, 2025 1:28 PM |
I’m not creating an account just to see the buildings
Can you post the list here
by Anonymous | reply 16 | May 9, 2025 1:41 PM |
To R9-the Inquirer fucking blows, do not pay for that. Why does anyone read the Philly newspapers at all?
If you do, I will find out where you live& show up at your home and slap you viciously across your face.
by Anonymous | reply 17 | May 9, 2025 2:28 PM |
because we live in philly and the paper is good
by Anonymous | reply 18 | May 9, 2025 2:37 PM |
You don’t need an account to see the buildings?

The buildings being converted are:
1701 Market St. 3 Parkway Public Ledger Building The Bellevue, South Broad and Walnut (the office portion is being converted to apartments) 2100 Arch St. 400 Market St.
Just yesterday, part of the old Hahnemann Hospital complex was sold to a developer for conversion to apartments/hotel.
No word on the huge, vacant Wanamaker building and the largely vacant Center Square East and West buildings.

For the ones that have too large a footprint, sell/rent them out as artist spaces.
by Anonymous | reply 22 | May 9, 2025 2:58 PM |
Thak you for re-typing South Broad St& Walnut St., not Broadway.
by Anonymous | reply 23 | May 9, 2025 2:58 PM |
Can someone create a non-paywalled version please?

The spell check on my iPad is super aggressive with the latest iOS release. The Bellevue formerly known as the Bellevue Stratford and home to the original outbreak of Legionnaires Disease is located on S. BROAD.

I hope this comes with more traffic and retail at street level. What makes Philly do depressing is the lack of street retail and all these huge empty commercial spaces in new construction.
by Anonymous | reply 26 | May 9, 2025 4:30 PM |
"I hope this comes with more traffic and retail at street level."
Why? The well-heeled residents of Center City will still jump in their cars to shop out at King of Prussia Mall.
Face it, KofP Mall is the retail headquarters of Metro Philly now, not Center City.

This has been happening since well before COVID. Offices began shifting to telework in the 2010s and before/ The commercial office market began cratering in the suburbs during that period because most of those buildings can't easily be converted into anything else. The urban office market also has been in decline, although because older buildings in downtowns often can be converted to housing, the situation isn't as bad. These conversions have been happening in quite a few cities.
