A friend of mine was just about to bid on a house (>$1M), and as part of the process, got a bid on insurance.
It was just about exactly ten times the rate of what he is paying now.
He's now looking in Arizona.

Yep - any and all areas where the insurance companies see a rising risk of total home loss from flooding, fire, or windstorm.
So if you don’t want that, but you also hate the winter, but you also don’t want to live in a hot baked drought-prone oven, but you also don’t want to live surrounded by dumb backward poor people… your options are increasingly limited.

The entire Trumplandia condo market has cratered due to HOA fees soaring due to mandated structural reassesments requiring expensive postponed repairs.. Or no insurance.Mee Maw and Pa Paw spent all their SSI on Trump banners and sex loofahs so they can't afford to patch the roof. They have to sell at a loss if they can find a buyer.. Since their kids and grand kids don't want to take the nasty ole gits in, RV sales and trailer park lots rentals are soaring.Couldn't happen to a non nicer group of people.

Insurance companies have decided to jack up prices just like every other industry. They're being complete pricks in California - taking drones over people's houses, finding 'organic matter' which they say is a fire hazard and then dropping people if they don't get it fixed or a new roof within 90 days.
I wish there was more research and transparency into all of this. Yes, we know there were major events and $$$ paid out but they are STILL profitable. I don't know why my car insurance went up 40% last year for no reason - they say because costs to fix cars have gone up, but they have NOT gone up 40%.
Feels like industry collusion, which is illegal. Yet you HAVE to have house and car insurance in most places. And the same goes for health insurance - which is also required.
We need oversight into these industries - it's too far gone now. For Florida? Mmmm....they live in a reclaimed swamp prone to hurricanes and flooding. It's overdue there.

R12 I would make a bet that’s actually pretty cheap from a mathematical perspective. The numbers are not sustainable at this rate. It’s a losing proposition. These companies are taking lower increases than they want to. They might need to double the premiums but even a 50% hike is gonna scare the crap out of people.

Housing inventory in Florida has ballooned because of higher mortgage rates, HOA fees and insurance. People aren't willing to bring their price down enough so properties are sitting on the market longer. My sister listed her condo a year ago at $495k with no takers. Slashed the price twice. Nothing. Took it off the market and re-listed it a few months ago at $375k and it sold. People who bought 2 years ago paid $500k for a similar condo in the same development. At least my sister bought in 2020 before the 3% mortgages jacked up house prices and people flooded the state to snap up the vacation home of their dreams. Now they're prisoners.

I have no insurance on my place since I bought it with cash. Many FL home sales have been happening in cash for a number of years now for exactly that reason -- old people sell their homes up north and buy a home here for cash so they don't need insurance. In fact, many places up for sale here will only take cash.
I figure I don't have much to worry about since I can buy a used trailer nicer than mine for 20-30K and have it moved to my lot. But that's why I'm a "get off my lawn" kinda girl now, because if anyone gets hurt on my property, whoops! I'll be looking at a call from Morgan and Morgan, for the people.

I am still waiting on my Pensionado Visa, sadly. I applied Jan. 3rd, and they said 2-6 months. So it is now going on four months and I haven't heard anything. I contacted my lawyer, and received a curt WhatsApp text saying that they have no control over when the visa is processed. In theory, of course, I could move there at any time because I have my residency card. But my dog is still hanging in there, although she's had a bad couple of days. I imagine it won't be too much longer, and then I'll have that grief to deal with on top of everything else. But at least I won't have to worry about leaving her anymore.
And of course, since Trump already sent an uncertain number of troops (anyone know?) to Panama, I truly have my trepidations about moving there. I contacted my biker buddy about Costa Rica, but he hasn't been much help so far (his wife lives there as a citizen). I've been in a lot of pain for the past week (got a back tooth pulled) and haven't been able to get much done, but I plan to call the Panamanian consulate in Tampa tomorrow hoping they can tell me the status of my visa. I also need to get off my ass and get the same documents I got to go to Panama [italic]again[/italic] because most expire after 6 months. But it should be a much smoother process this time because at least I know what to do to get them. Then I'll be able to apply for a retirement visa somewhere else just-in-case -- perhaps Ecuador...? We'll see.

For the last few years everyone I know has been commenting about how much hotter/longer the summers are in FL than they used to be, and I concur. That's why my original plan was, after Kamala got elected, I was going to buy a trailer to drag with my little truck and spend the summers in rural Michigan. I even had a place picked out there! Oh, well.
I turned my air on today and I think it will probably be on now until late October/early November. So maybe for these folks, moving to states further north isn't a bad idea. But it's too hot in GA. Hell, parts of GA get hotter than it is in FL! Plus, GA has higher taxes than FL. So there's that.

Insurance is highly regulated, particularly P&C. Insurers may have leeway for shadiness in their claims practices, but not in setting rates which must be approved by the state.
Higher rates are no scam. They are a combination of so many things - the acceleration of climate change, poor zoning practices and poor building practices to name a few. IOW, we build shitty structures on coasts and flood plains and deserts that are being battered by "once in a generation" hail storms, floods, hurricanes, heat waves and wildfires multiple times a year.
Higher rates aren't a scam. The chickens are coming home to roost for all our poor choices.

The person that said Florida is too hot during the summer is correct. The heat is disgusting, the people moving there are often alt right ppl that get in everyone’s face at grocery stores. In rural areas people are getting run out of town via harassment. Moving to rural areas is cheaper but one gets what they pay for. A work acquaintance had a roof inspection and he was required to pay for the repair to keep insurance. The insurance companies are doing the math and prices reflect the risk of living there.

R40 I've never lived in Sacramento but I live 90 miles north so I know valley heat. To be honest Sacramento intimidates me as it's become so sprawling I get lost when having to go there for services that my backwater town doesn't have. I like it though. A few years ago we rented an airbnb downtown and walking distance to the new Sacramento KIng's arena and it was really lovely. You're close to the mountains and a little under two hours to San Francisco.
The reason I didn't buy there is because I really wanted a pool but Sacto was unaffordable due to the 3% mortgage spree. Everybody and their dog was fleeing SF to get a bigger house in the valley during Covid.

Almost all states have their MAGA areas. New York above Westchester county is mostly Trump territory outside of the cities. Non-coastal CA can be redder than Alabama. Oregon is liberal in the west and rightwing in the east. So is Washington state.
Even MA has many areas that are Trumpian. 79 cities in the state voted for Trump, More so, even in most liberal Vermont, one country voted for Trump over Harris.
