2 - if there is a price cap on the homes to make them affordable, how long will it last? Does it have to be a primary residence? I ask because anybody that buys a home there and can flip it will make huge amounts of money. Especially if it is behind the Curry home.

People are truly dumber than a box of rocks and do not live even remotely in the land of reality.
I get that no one wants to have "the projects" near them. But there's so much resistance now to even median income housing and rentals that are affordable in any way.
I live in a touristy area and the eldergays and elderdeplorables here complain all day every day online about how they cannot get anyone to help them at the grocery, pharmacy, et al.....that there's a huge doctor/nurse/healthcare shortage, etc.
It never fucking occurs to them for one second that none of those workers want to come to our area, because you can't find a rental within a 30 mile radius that isn't 3K or more a month for 600 sqf.
Housing has really fallen into a vat of extreme capitalism, because if someone can't make money off a house over and over, the world would prefer you just as well not exist.....

It’s a 1.52 acre property that I am guessing originally held a single family home.
I can understand his objections. He paid up to live in a neighborhood where he and his family would be almost inconsequential (because everyone else is just as rich), and that affords them an element of privacy. And now they want to build this not just in his neighborhood, but literally in his backyard. They know it looks bad to object, so it’s important to them.
Also, by pursuing this use, the seller is inflating the value of his property and diminishing Curry’s. So if there is any ambiguity wrt what is allowed, Curry would be a fool not to try and avoid this.

If the project in question would fulfill state requirements for low income housing, I’m guessing that it’s low income housing. Not “low for Atherton” income housing.

If things get that bad for Curry, perhaps he can donate his property to the city so they can use it as the new community center for the low-income housing project.
It would be nice if these low-income types had a pool area, basketball-volleyball courts, arts & crafts center, etc, - perhaps even a library and child care center. along with a variety multi-purpose rooms for events. There could also be a large community garden established, since they more than likely won't have any kind of backyard.
Then Curry could take that charitable donation off his taxes over the next five years. It's said he recently signed a $215 million contact for four years, so he could probably use a deduction.

That’s a good general rule, R36 but it’s simplistic. If you buy a home in a block that is zoned single family residential and your neighbor illegally converts his house to a strip club, completely with blinking lights and the front lawn paved over for parking are you going to complain that your municipality isn’t enforcing the codes? Of course you are. That’s an extreme example with the other end of the spectrum being that you don’t like the color your neighbor painted her house. But in between clearly illegal and none of your business there are sometimes gray areas.
