Then they took out an additional mortgage on the house for 300k, and now they can't make the payments on that loan. So, the first Tuesday of next month the house will go on the auction block on the courthouse steps. It may or may not sell. If it doesn't they're safe until the next auction on the first Tuesday of December.

I don't know a jurisdiction where the defaulting owners would be allowed to stay until the actual sale. Forclosure auctions require cash on sale at which point the new owners take possession. They're not going to sit back and try to evict the prior owners - not their monkeys, not their circus.

Nope, that's not how it works. They can stay in the house until it's sold and then the new owner will make an agreement with them on when they'll be out. If they haven't already moved out they have to go to foreclosure court after the house is sold and the judge will give them 7 days to get out if they haven't made an agreement with the buyer. If they don't move out on the agreed to time the buyer has to file for eviction.

I have an old friend who buys foreclosure properties and he's told me what he has to go through so many times to get the people out of the house.

IME, there can be an auction when the party being foreclosed upon still has title and still lives in the house. It's up to the auction winner / buyer to eject. I've never heard about the previous owner (people in foreclosure) having any rights to negotiate when they're going to get out of the house.

That right is given (or not) to them by the purchaser. In Georgia, once they go to foreclosure court (if they go at all - many people don't go because they've already moved out and there's no need to go) the purchasing party can make a deal with the former homeowners on the move out date or just what the judge says stand. And the judge will always give them 7 days (that's Ga. state law) to move out or face eviction where everything is hauled out of the house and put on the side of the street.

My friend almost always worked out a deal on the move out date and tried to make things as easy on the former homeowners as possible, and for a good reason. While they're still in the house they can do all kinds of damage before they move out. When he first started buying foreclosure houses he had people knocking holes in the walls, ruining the plumbing, and anything else they could do to make his life hell. Trying to find them after they'd moved was pretty much impossible, especially if they left the state. He took a "you treat me right and I'll treat you right" attitude, and even then he still had some people who were just scum. He eventually got out of that business entirely. Too much trouble.

Another thing. Once a house is sold in foreclosure, even if the former owner has already moved out, the buyer can not enter the house until the judge gives the date the house must be vacated (7 days from the foreclosure hearing).

Nope. Not in DC. You can stay until you are evicted and then that takes time maybe up to 6 months or more. Buyers usually have to pay to get people to move.

The best way to forestall foreclosure if you're really broke is to file for bankruptcy. The mortgage becomes part of the bankruptcy case and they can't move to foreclose.
