R13 before you throw around the word “retard” - the point that R4 is presumably trying to make is that while the vendor purchased the lot for $4.9m and is planning on selling it for $29.9m, the huge profit quoted is contingent on how much the vendor spent knocking down the old house and building the current one.

If, for example, the vendor spent $25m then he comes out even, if that.

You may want to brush up on your reading and maths skills.
