You didn't say why you want to do this OP. Because you want him to inherit the house if you die? There are better ways to do that than putting his name on the title. For example, putting the title to the house into a revocable trust, then spelling out your wishes who the house goes to in a notarized attachment. This attachment can be edited or shredded at any time without going through the process of re-titling the property. Putting someone else's name on the title limits your ability to get a home equity loan, selling your home, etc.

If you purchase property by yourself, NEVER add someone else’s name to the title, not even a spouse, unless they pay you half the value. And even then, I’d have fourth thoughts.

No. Unless he is also on the note, there is absolutely no reason. You can make provisions in your will if you want to transfer the deed upon death, or put the property in trust - talk to your lawyer and be clear about your goals - exactly why you want him to have property rights. The minute you add him, you can't do anything with the property without his consent - not refi - sell - rent - nothing - and if he isn't living there, he can actually sue you for rent.

Paying rent does not constitute entitlement to an ownership interest. Absurd. (But if he paid rent and you didn’t declare it as income, you could have issues on several levels)

Under existing law, the tax assessor has the right to adjust the value of your property and increase your property taxes whenever there is a change in the ownership of your property. You could end up paying hundreds of dollars more in property taxes each year.

Do not sign a deed to your house unless you are willing to give up your property forever. If someone wants you to sign any paper and you are not absolutely sure what it is, don’t sign until an attorney has reviewed it.
