While one loves original interior details, and the large outdoor grounds attached to property, there is no privacy on that busy stretch of block. As it sits within a historic district any attempts at installing a more solid fencing for privacy might not pass LPC.

I hate NYC and, frankly, all real estate agents. There's no fucking way anyone would spend $30 million on that - but this "wink, win, I'm so smart" real estate types trying to push prices up are disgusting.
If there's any industry with a useless middleman, it's the real estate industry.

Asking prices are largely set or agreed to by seller, which in this case is a non-profit. Yes, RE brokers can advise and so forth, but if seller wants to go with a higher number that's their right.
Brooklyn RE is hot atm, with townhouses, mansions and other private homes at top of people's list.
Jennifer Connelly and Paul Bettany are also attempting to unload a Brooklyn townhouse not far away for big money.
