High end luxury condo market is worse now than it was in 2019 when Ms. Midler listed this place first time. Guess she't not a motivated seller yet at least and thus is willing to wait.
Problem is same with everyone else on UES, UWS, etc.. they are competing with tons of new construction condos along "Billionaires Row" area, Tribeca, SoHo, West and Greenwich Village, Far West Side/Chelsea....

It's all about new construction in the 21st Century. The appeal of 5th Ave., Park Ave., and all the old guard buildings has really waned. People don't want to put up with asshole co-op boards and buildings that don't have and modern conveniences.

You'd be surprised at how much new construction in NYC atm has fittings that look or are right out of Home Depot or Lowes. We're talking units going for millions in parts of Manhattan and Brooklyn....
So much new constriction in city during past decade or so and even now is garbage. People buy these units and it's nothing but problems, problems. At some point condo boards if not individual owners turn around and sue developer.

This apartment is not "center" of anything.....
1125 Fifth avenue and 94th street is in Carnegie Hill area of Upper East Side Manhattan.
West of Lexington to Fifth the area is nice enough, but it still is rather far from everything. It is quiet, wealthy, and ticks some other boxes which is a good thing.
Today however money is looking at areas listed above; 57th to 59th streets, or downtown below 34th street (Tribeca, Chelsea, Far West Side, Greenwich/West Village, etc....).

For certain families Park, Madison and Fifth on UES still ticks all the right boxes. If price is right they will buy and are quite happy with their choice. For some it is just the world they know and or feel comfortable. It's same thing has been for ages really; everyone knows everyone else......

True, but not everyone, and I live on UES right in rich heartland. The area is hardly empty, well now it is thanks to covid-19 and it is summer.....
One thing about UES is schools are rock solid. Yes you can send your child or children with the driver or nanny (or take them yourself) uptown and back each day, but not every family wants to do this.
