Be wealthy. If you’re looking at horse country, you’ll need a lot of money. Property taxes are high, and you’ll pay personal property taxes on each car. Think $10K per year for every $400K in assessed property value for your property taxes.
It’s not New Jersey bad, but New Jerseyians are fleeing and trashing up Delaware now.

Virginia is generally not highly taxed, the rate in my city is $1.20 per $100 of assessed value, and my assessment is low. The city I live in is considered expensive, but it’s much less expensive than Massachusetts, where I grew up, and the counties surrounding me have even lower taxes.

You can buy beer and wine in grocery stores, but you’re right about hard liquor. There’s been various proposals to privatize the Alcoholic Beverage Commission (ABC) Store system, but to no avail.

There is DC suburbs Virginia, which has now grown to be 37% of the states population. and the rest of the state. It's basically two completely different places.

It’s beautiful in the mountains. Very liberal around Charlottesville, Richmond, Northern Va. You can get a cheap farmette around the Staunton area. Nelson county is popular with hippy gentlemen farmers.

Western Loudoun County. Not cheap but still beautiful. Wineries, horses, nice towns.

Albemarle County has some of the most beautiful real estate in the country. I would definitely consider it as a retirement home. Good hospital, large student population, stunning scenery. Remember in the 90s you could get an old estate for $500,000. Now it’s millions. The wealth generated in DC in the past 2 decades has swamped VA. NoVA is overpriced suburbia. But southwest VA is beautiful. But a heavy mix of Deplorables surround Charlottesville.

My mother has a vacation home in the Shenandoah Valley on 45 acres of land, with a river on each side of the property. Its really beautiful back in there but its also a little remote for me, in that part of the state each town is about 20 minute from each other, the biggest town around being Harrisonburg. I was just there for a week, but the drive from Chicago to Virginia is a long trip. I don't think I would ever want to live there full time, not even if I were living in Washington DC.

It can get pretty damned rednecky and remote (no where decent to shop) outside the major metros. Vabeach/Norfolk and Eastern shore are super trashy. Staunton/Harrisonburg/Roanoke areas are picturesque but middle of no where if you are ok with that. Manasass /Fairfax super spendy. Richmond is supposed to be ok but just not my scene.

Most proper Virginians avoid Va Beach in favor of NC beaches, which are only a little farther. Many people also have “rivah” houses, places on the Rappahannock, the York, and Potomac rivers, leading out to the Bay. In places like Irvington, Mathews, and Gloucester, there are still remnants of the old Tidewater aristocracy around. You can still see it in establishments like the Tides Inn.
