It is hard to time the real estate market OP. If you plan on living in the home 10+ years does it really make any difference if you paid $1,200,000 or $1,100,000 for it.

It's a perfectly fine house OP
But I'd be pretty unhappy if I paid $1.3MM for a house that would cost about one-eighth of that amount pretty much anywhere else in America. I know Bay Area prices are crazy right now but I feel they can't last.
Some towns will hold value because of the school district, or, if you have kids, you might overpay because even with high property taxes, if you're planning to be there for 15+ years, it's still cheaper than 12 years of $50K private school tuition per kid.
Are schools a concern for you?

It may look cheap but given the lot size is huge you can expand it to add 700 sq ft. It should cost 150k to 200k.

I was going to bitch about the lot size, then I noticed the location. Timing real-estate prices in a tech job market like San Jose requires expertise. That house seems insanely overpriced to me, but I have no idea what the other options there are, your chances for capital gains on a later sale, etc.

OP, I own a couple rentals homes near your listing off Winchester Blvd between Stevens Creek And Williams Road. Very nice neighborhoods, no/low crime, educated and affluent neighbors, ok schools, great location for shopping/restaurants/freeway access. Mine are about the same size/age as your Westmont home and they rent for about $5.5k/month each. Appreciation has been really strong over the 2 decades I've owned them. They've been a great investments for me and I only wish I'd bought 2 others in the same area.
Imo, it's a very good area to invest in, just make sure that what ever you set your sights on is in the very best neighborhood you can afford. Stay away from townhouses or condos, and focus on single family homes.

Such poky little rooms, you can tell that the place was originally built for people who were borderline poor and who couldn't afford anything spacious! It seems like a depressing place to live, suburban and cramped.
However, the yard is quite large by Silicon Valley standards, buying that land might prove to be a good short-term investment for someone. It could be sold to someone who'd put up a mega McMansion or an apartment block on the lot.

This house would be in the $80-$90K range in the midwest. It would be a fine starter home for someone in their 20s or someone in their 80s who is looking to downsize. It totally lacks any character whatsoever, and there is no curb appeal.

When I first got out of college, I got an entry-level Federal government job in San Jose. I lived there from 1975-1976. You could buy a condo there for under $20K at the time. And I couldn't afford it. I'm sort of kicking myself for not investing at the time, but if I had, I might never have left San Jose.

I think it will be interesting to see the effect the new tax laws (which cap state/local tax deductions at $10K) will have on RE prices in California. And on charitable contributions, when more people realize they won't be itemizing due to the higher standard deduction. This is the first year since 1982 that I won't be itemizing.

I have family living in SJ there is a housing shortage because of all the techies moving in, APPLE has their campus nearby. There are dozen's of small tech companies in the area. I'm not surprised the price is so high.
