Man kills Realtor, Self after regretting buying House

“He bought the house site unseen from Alabama, moved in here Thursday and called a real estate agent Friday to return the house," a neighbor told News 3.

The neighbor says 84-year-old Albert Baglione had just moved into the home before the tragedy unfolded. Soren Arn-Oelschlegel, a real estate agent, drove to the home to help the man displeased with his home purchase.

Police then responded to the home around 6 p.m.

That's when Baglione said he killed his realtor.

Arn-Oelschlegel, who worked for Long & Foster in Suffolk, was shot dead in the home.

"He called his son after he shot the real estate agent," said the neighbor.

How hard would it have been to request the realtor do a walk through on FaceTime with the buyer? I probably would have insisted if I were the realtor, just to avoid issues. Old people are often too trusting and fall for a lot of online and phone scams. It’s sad because there are things you can’t just cancel or return.

Isn't there a "return period" built into most house purchase contracts? It may vary by state, but I know that was discussed at the signing for at least one house purchase.

Houses are specifically listed in contracts as being sold "as is." It's rare for any realtor or agency to agree to a buyback/return unless some serious issues emerge soon after purchase, or unless they face legal action for something they did not resolve from a punch list. (HGTV's Alison Cuntoria agreed to this for one of the buyers she had, because their $2M house was constantly leaking and falling apart.)

But otherwise, the period between the acceptance of an offer and the closing is intended to allow for this kind of review - inspections and the like. The terms of that can vary by state - I've gone through legal review, which was in IL and was just the two parties agreeing to terms (based on inspection and also the bank's appraisal) and through escrow, a similar process for CA transactions that in some ways was much shorter and in some ways more difficult. But both allow for the "oh, shit, this isn't right, we've changed our mind" moment. BEFORE closing.

R92: I have bought/sold 4 properties of my own and two for estates. I have had multiple agents and best luck when I had a referral or was acquainted with someone. Where I didn't have that background, I went to open houses both to look at houses and to "interview" agents. I encountered many obvious slime balls. I also knew of people who had been talked into more house than they could afford or were given the "cheaper than rent" speech which neglects all manner of things a buyer needs to be prepared to cover. I had one agent who really didn't seem to do much, but it was the end of a hot real estate market and the house found a buyer in reasonable time.

There was a couple who repped a lot of homes in my area of Atlanta who developed a coke problem, ran into litigation from buyers, ultimately alienated their associates and become toxic in the area---they managed to find houses to sell elsewhere and eventually went into resort property. People like this survive even if a market cools. Even with a referral, I'm leery of a broker until I've had a chance to really interact with them. I have a neighbor who is notorious for getting people to cut their price if a place does not sell immediately--she no longer has listings in the building, but she manages to find them in relatively random places. There's lots of reasons to be wary of a relator.

Real estate is a huge purchase and buyers as well as sellers often feel social pressure not to break a bad relationship.

The realtor actually had put the house under contract, so he was lying about the sale. He hadn't sold it. Usually you can pull out depending on the inspection unless it wasn't a contingency---still, realtors and sellers will pressure people into settling for repairs.

Old age means a diminishment of our faculties, including judgement and inhibition. It's why the elderly are so easily fleeced, and why they start talking and behaving inappropriately when in the past they knew their manners. It doesn't even have to be full-blown dementia to be a problem.

In my neighborhood, two men were shot and killed by their elderly fathers who they had living with them. One became paranoid and impulsively fired as his son came in through the door. The other one had asked his son for cable tv. The son was broke, and told dad he couldn't afford it. Dad took it hard. Really hard. He grabbed his gun and shot his son. He died himself in jail just a few days later.

This is very very sad and hits too close to home as we had about 10 mutual friends. Some are inconsolable as they were quite close.

Often times, these letters are written on colored notepad paper and the realtor uses misspelled words and bad grammar. If I want to sell my house, I'll look for a realtor when I'm ready, and I will certainly not use any of these people.

I did something similar—needed a hotel room for a visiting guest from our of town and went on one of those websites like Priceline. Hotel looked fine and wasn’t looking for fancy—just something like Motel 6. We went there and the place was a total dump. It was one where people lived there as a residence. The photos were totally deceptive. We tried to cancel but they gave us the runaround. Ultimately my friend stayed and the room was decent. But i would never have rented a room there if I had seen it in person. I learned to read reviews after that. Once they have your money, you’re fucked.

I wonder what he hated so much about the house that he couldn't see from the pictures. The neighborhood? The smell? Was it the worst house in the neighborhood? Did it look poor compared to the photos? It looks like a decent, small, repainted, older house on a large lot. How different could it have been from the listing photos, which he saw? Maybe he overpaid for the area or maybe it had problems he didn't realize?

Don’t make up wild theories

I was expecting something much more dire. The house is small and very basic, and the front porch and garage need a new coat of paint, but inside everything looks reasonably up-to-date and comfortable. 750 sq feet is fine for one old person (esp. from Alabama); it's like having the equivalent of a 1-bedroom apartment, but with decent-sized lawns and a longer view (if you trimmed the bushes) of the river and its wetlands.

It doesn't have much of a crawl space (and nothing under the garage--so forget converting that space) and sits in a flood plain. On one side, it's rather close to a much bigger house. Lots of negatives here. I'm guessing that it's a rental that recently was updated.

A Lot of the photos are wide angle shots that exaggerate the size of things. It’s hard to assess actual size given the shots, especially of the interior. The outside is better in that it provides aerial views, but still, some of the external shots make the lot seem enormous.

This is by design. Those are form letters made to look like they were jotted and scrawled personally.... just for you. The misspellings are on purpose.

The realtor has roots in the community, so we have to hear how he was a pillar of the community even if he was selling termite ridden hovels. The old guy lived near Mobile, so I guess he liked water, in a bigger but equally ugly house on a slab (not a good idea in a flood plain), he had an expired cosmetology license and apparently owned a hair restoration business. I'm guessing that he had an assortment of really ugly toupees.
