Actually he made me sort of sad R2

He's a partner at a big law firm, clearly gay and no partner.

I suspect he works 18 hour days and is rarely in the house and even when he is, rarely has anyone to enjoy it with--he likely entertains clients and potential clients there and hires a caterer to do the cooking.

It's a lot of house for just one person.

That said, my husband and I could be quite happy there--it's definitely well decorated, albeit hard to get an idea of the flow of the place from a few random photos.

He spent big bucks on the furniture. No Ikea for the guest room ;)

OP “muscular” is a precious way of stating that while the crown moldings, and the millwork in the house overall, take cues from the Greek Revival style original to the house, they are not exact historical recreations of what was once there . Rather they are substantial and properly scaled but more modern interpretations — simplified in profile and detail.

You may be correct but I'd be curious to hear what from R2 what put him off.

I do think spending almost 4 million bucks to renovate a 5 million dollar old towntown is a bit nuts, especially at his age, but he's surely rolling in dough.

Love the renovation, especially the kitchen. But 3 things I find off putting. That sofa in the living room is much too large for that room (an L shaped sofa is not appropriate for that room), and that silly coffee table is heinous. And that built in bookshelf in the other room with the shelves so damn close together you can't even stand a normal size book up they way they're supposed to be shelved is stupid. I hope that ridiculous socially distanced side stacking of all the books was just for the photo shoot. If he actually lives that way he needs psychotherapy.

That stupid extra clause added into the contract by the crossbacks is completely unenforceable. What the new owner does with the house once it's sold is none of the seller's business.
