r54, I was just reading the book on the Vanderbilts, and it mentioned that no one (including the family) liked the place. It was gifted by some monarch, but nearly impossible to financially manage, hence the desperate marriage to a Vanderbilt heiress. They said the decor was too much and meant to show off (like an 18th-century trump hotel) and the dimensions were way off (think Spelling Manor) with the kitchen like 200 yards from the dining room creating a logistical nightmare for serving warm food to large parties. Even for the time period, the bathrooms were tucked away in far of sections of the palace, which annoyed Consuelo Vanderbilt and their guests.
It is also dark and full of very tall rooms. The living spaces were like an afterthought and rather dreary. It was all about the public areas which were overdone. I'm glad QEII threw Trump's dinner in that place given the feelings of the palace.
As for a dream house (I know you were joking) avoid, avoid, avoid.

The Villa Riviera @R56 is a masterpiece of 1920's Chateauesque architecture. LOVE.
The copper roof is stunning, and there are whimsical elements like the gargoyles that flank the windows along the roofline.

R71 if you're referring to the appearance of the external paint work, the HOA sued the contractor that did that work in 2008 and recovered over $2M. They used incorrect materials when doing repairs on some of the cosmetic cracks, for example, resulting in inconsistent appearance of the paint and improper adhesion in certain places. The funds are sitting in the HOA's reserves until it is ready to be re-painted (any time now in my opinion). It is definitely not "falling apart"....one of the best constructed buildings in town. They do not build things like this anymore. The architect studied the seismic impact earthquakes on building structures in Japan before he designed this. It performed extremely well in the 1933 earthquake that wiped out many buildings constructed during this era.

R84. I have been inside The Villa Riviera. It's not that impressive. Its dated and smells like the set of the Golden Girls. Units are small, windows are small, almost no parking, Single pane windows on a busy street corner means lots of noise and no insulation from the cold. I know it withstood the earthquake but I doubt that the Architect had actual data to study back then as you claim Most of the big building in LB withstood the earthquake, it was mostly 2 story bricks that fell. What did we know about earthquakes in 1920? Also the same HOA that had a NO JEWS clause on the books and didn't want to remove it up until the 1980's.

R104 I was a homeowner there at the Villa Riviera for years. It's not everyone's taste, I get that. "Dated" is a subjective term. It is 91 years old so of course it's not current design. For people who like old historic architecture, that's part of the appeal. People who love this building really love it. The windows are beautiful in units where they've been maintained or restored properly, and the units are larger than many of the other 1920's highrise buildings in the area (Cooper Arms, the Sovereign, the Artaban, the Lafayette). Also there are many instances of adjacent units that were combined decades ago to form much larger units. Some of those are really cool.
Regarding the architect and his seismic studies in Japan, that's not my "claim"....there is written history about the building and the architect.
The point about racist/exclusionary clauses in the HOA documents-that is not something that was ever acceptable but the building was converted to condominium titles in 1991 and there is certainly nothing like that in the documents now. Unfortunately most buildings in this area had similar clauses in their documents (no blacks, no Jews, etc) in the old days, but nothing like that has existed in decades. There are people from all walks of life in the building. Some move on after a couple of years because living in a historic building does not meet their needs for modern features, others stay for 30+ years.

I saw this place was a Tasteful Friends thread years ago. It's really the ultimate in odd taste and good architecture. The story of the gay owner, having his second stroke, giving hundreds of millions to charity, then jumping off the terrace when he was no longer able to walk down into the subway to get around. R179 that penthouse unit you linked to has been on the market for quite a while. It is abnormally large with a very strange layout / poor use of space. The huge "great room" is spectacular if you see it in person (the ceiling height is something like 30 feet in the center of the room and you can't really get a sense for it from photos) but most of the rest of the unit is a gut job. The bathrooms can probably be saved. It would be cool to have just that great room, the kitchen, and 1 of the bathrooms and have it like a loft style apartment.
The corner unit at the other end is much better but still overpriced.

r204 That apartment in the Beresford doesn't have 'views'. It's in the back of the building and looks out over townhouse backyards. If it was facing the park it wouldn't have been on the market for 5+ years. The owners were featured on some news program because they divorced but were still sharing the apartment. The woman had a new man living with her in the main portion of the apartment and her ex husband took up residence in the servants wing. If I can find the clip, I'll post it later.

This list wouldn't be a proper list of ideal houses without Katharine Hepburn's Fenwick, Connecticut house. It's really not even the same house anymore. Hepburn didn't maintain anything. The original wooden house was destroyed in 1938 by a freak hurricane and they rebuilt in brick, but even then the sea came in the house during bad storms. The house was raised well above the water during it's renovation.

Dick Clark lived like Fred Flintstone high above Malibu. The land the house is on in in a protected area so in order to get permission to build they had to design a house that would blend into the landscape and not be visible from far away. It's got a bit of a Golden Girls feel to it. I'd love to visit.

I just want to go back to my penthouse. I found it while I was out shopping in the 80s and bought it on the spot. The new owners ruined my decor with all their sunlight. We had awnings over every window for a reason. Some of my final memories of being at home involve smoking lots of pot and and trying to drink through our multi-million dollar wine collection, as it was about to be seized by the Feds anyhow. When they kicked me out I wasn't even allowed to take my underwear.

Yes, it does look like the duplex is at the back of the building. The floor plans show that the terraces face north so you have to look to the side to see the park.
I like the staircase, the bedroom, the kitchen and the terrace. Not too crazy about the way she furnished the dining room and living room.

R232 VERY good point! I live in a highrise condo with floor to ceiling glass in both the livingroom and bedroom, facing south. During roughly mid-April to mid-August, it is heaven because the sun is more directly overhead. I almost never close the shades. But during the winter (especially Nov-Jan) the sun is further south in the sky and just beats down on the place all day long, until the sun goes down. I find myself sometimes running the A/C in the afternoon during winter even if the temp outside is only 65F because it's like a hothouse.

r243 Well, it looks like Carol Levy got to keep her apartment. The original listing price was $20 million and it is showing as sold for $3 million. It's fair to assume that she ended up buying out her ex-husband for that amount. She really made the apartment her own. I'd love to see what it looked like when new. Bob Weinstein sold his south facing duplex in the building last year for $20 million which was apparently a loss. His views were fantastic, looking over the park, the museum and all the way down to Central Park South.

This isn't the utterly most perfect and elegant apartment in all of New York, but it would suit me perfectly, as it's a block from Broadway shopping, a few blocks from the IRT, and one block from Riverside Drive, which is so much colder in winter. Really, that one block can make such a difference. It could be any apartment, really, at 325 West End Avenue, but this looks like a nice one.
And yes, Beresford Queen, I KNOW the Beresford is more fabulous. But CPW is such a long walk for shopping.

I have a lot of design ideas for dream houses. This “necklace house” is similar to a fantasy home concept I have, although I don’t have a big family so would not need or want a residence on this large of a scale (and one has to wonder at the narcissistic ego of the family patriarch who’s already decided that all four of his kids will remain living in his family compound for the rest of their lives). Personally I don't believe they're the same house, but I'd love to know more. This house was also in an episode of the West Wing. It was Fidel Castro's Cuban palace. R360, I read an interview with Sally Quinn and she said on rainy days, you could still smell a faint whiff of cat pee. The house was beautiful after she re-did it. But she said it would have been drastically cheaper to just buy a new house.
She reused some iron beds they found in the attic, but she had them re-enameled. They were very pretty.
They eventually did sell it I believe.

Yes, it would have been cheaper to demolish the original Grey Gardens and build an exact copy but of course Little Edie insisted that the house not been torn down. Ben Bradlee probably thought his wife was nuts for wanting to buy the place and go along with Little Edie's condition. You probably know that the inside of the house was full of fleas and they attacked Bradlee and Quinn when they were looking over the place. Really too bad the Beales weren't more rational and didn't sell the place as soon as it started to deteriorate and used the money to buy a much more modest house that they could afford. What a way to live.
The ad I linked to says it has been sold.

The kitchen at Grey Gardens leaves a little to be desired. It appears they put all the appliances and plumbing along one wall. The stove, fridge, cooktop and sink are all along one wall. But, it's easily solved, and possibly already changed.

I feel sorry for the animals that lived there. They don’t look happy in those pictures.
It must have taken a long time for that beautiful house to have peeling wallpaper and so forth. But looking at the restored version, it looks very expensive to maintain. They should have sold it and bought a small cute cottage, I agree.

R382 that unit has been on the market for almost a year and a half. I saw it and loved the "great room" with the 30 foot ceilings but that was the only room that didn't need a gut job. Well, the bathrooms maybe could be salvaged. They look better in the photos than they do in real life. It needs probably at least $250K of work. And the floorplan is truly strange. Lots of unusable space.
