Rent Problem

Six months ago a friend on the UWS took in a roommate. He received a month's security. Rent is due on the 1st. For two months he didn't pay until the 15th. Last month he paid all but $200. When my friend reminded him that this Friday is March 1st, when the rent plus the $200 is due, the roommate said "you'll get it when I have it."

My friend watches Judge Judy so knows he can't change the locks or put the guy's stuf in the hall.

What can someone do legally to prevent being screwed-over by a roommate?

He can either begin eviction proceedings or be patient.

Before he begins eviction proceedings he needs to make damn sure he is in line with all the laws on roomates.

He cannot be 'profiting' on the landlord's property ie if the actual rent is 1000 and he is charging the roomate 600 then that 100 is considered an overcharge and he owes the roomate 3x that 100 for all the months he has been there.

Failure to pay would result in a felony...not kidding.

Bring them to housing court. But before that try to work it out with a payment schedule or ask them to leave if the situation isn't good.

Ah just throw him out. If there's no lease, there's nothing he can do. Just throw everything into the yard.

If the roommate says something, just deny you did it. Say the guy moved his stuff out.

Plant some crack on the roommate and have him arrested. Go on Tor, download child porn to his computer. There's tons o' ways to get someone.

Go to a park and for $50 a crack head will evict him for you.
