There was an episode where they had a date, Mary cooked dinner for Lou at her apartment (the new one, next door to Laverne). They kissed and both started cracking up laughing. So, yes, there was some sexual tension/awareness, but both realized neither could act on it.

Mary seemed similar in personality to Lou's ex-wife Edie. However, the episode with Lou dating Rhoda seemed strangely natural and charming. They seemed like a great couple unlike Mary and Lou, which was ridiculous.

The first episode that suggested a Lou/Rhoda pairing was when he hired her to redocorate his house and it was a disaster. But even though Lou hated what she did, he expressed his admiration for her because of the way she was yelling at the painters. In the date episode, when Sue Ann commends him for taking out a "last resort", Lou has this dreamy look saying "I had fun, I had a lot of fun." Even though Mary was indeed closer to Edie, personality wise, Rhoda seemed a better match than either.
